Originally constructed for an international manufacturer supplier of automobile parts, the building underwent a unique and rapid transformation. On December 17, 2001, the United States Government identified the facility as a sole-source location for the IRS, but required an American landlord with past landlord history and General Services Administration (GSA) experience. The requirement: IRS had to be operational by January 12, 2002. ARKA and the GSA jointly developed construction plans for tenant improvements in excess of $1,000,000 and immediately commenced work. The final lease and property acquisition and the IRS office was operational by January 12, 2002.
